The City of Santa Fe is excited to announce two upcoming opportunities to develop a vibrant, inclusive neighborhood in the Las Estrellas subdivision at the junction of US 285/84 and NM 599 in desirable northwest Santa Fe.
Las Estrellas, which means "the stars," is ideally situated midway between Albuquerque and Los Alamos in a burgeoning commercial corridor where exciting industries like film, food, tech, outdoor recreation, and aerospace are sprouting alongside the historic, international bioscience industry that has helped power this region's economy for 80 years.
This part of Northern New Mexico is a diverse "Goldilocks zone" that connects people to nature and the outdoors, a thriving arts & culture scene, a deep sense of history and pride of identity, and the opportunities this region's growing economy offers. Las Estrellas, in the center of it all, is a much-needed link between these thriving commercial centers and Santa Fe's bright, inclusive future.
The Opportunities
Two upcoming opportunities offer developers the chance to create a vibrant new mixed-use neighborhood in this in-demand region, with the help of an approved master plan that calls for homes in a wide variety of price ranges, open spaces and outdoor recreation, retail and commercial properties, and more.
Both properties are located at the junction of US 285/84 and NM 599, with easy on/off highway access and the quintessentially beautiful rolling hills, wide-open skies, and mountain views Santa Fe is known for.

Incentivized Development of Affordably-Priced Housing
The City of Santa Fe Office of Affordable Housing seeks qualifications from potential partners for the development of innovative, affordably-priced housing on an undeveloped ~19-acre tract in Las Estrellas (Tract 6A).
While all tracts in the Las Estrellas subdivision are earmarked for the development of affordably-priced housing, the City is offering Tract 6A at a discounted sale price or donation to qualified developers who can offer housing solutions that exceed current City requirements for affordability to deepen the inclusivity of this exciting future neighborhood and to increase the availability of housing inventory for Santa Fe's workforce.

Land Sale for New Mixed-Use Development
Beginning Monday, December 18, 2023, the City of Santa Fe Office of Economic Development will invite bids from interested parties for the sale of seven (7) Las Estrellas tracts, totaling 228.5 acres, for the development of a vibrant, mixed-use community in accordance with the Las Estrellas master plan.
Development in Las Estrellas is governed by the Las Estrellas master plan, which envisions a vibrant, mixed-use, mixed-income, multigenerational community that celebrates everything that makes Santa Fe a unique and exceptional place to live, work, and play. The development of these seven tracts plays an important role in the City's goals to ensure Santa Fe is and remains an inclusive, sustainable community as it grows toward the future.
