A short-term rental is any dwelling unit rented for less than 30 calendar days. All short-term rentals must obtain a Business Registration and either a Residential Short-Term Rental Permit or a Non-Residential Short-Term Rental Registration, depending on zoning.
The City of Santa Fe Short-Term Rental Office assists property owners, operators, and the public with ordinance questions, permit eligibility, required documents, renewals, new applications, inspections, and ongoing STR compliance.

Renewals &
New Applications
All short-term rental permits expire after December 31 each year, regardless of the original issue date. Renewal season runs from January 1 through April 15.
- The annual renewal deadline is April 15 at 5 PM.
- During renewal season, only renewal applications are accepted.
- New permit applications open April 15 at 5 PM.
- Log into your Neumo account to upload any additional required information.
New STR permits are available on a first-come, first-served basis and are subject to the City’s residential permit cap, proximity standards, notification requirements, and development standards.
- Proof of ownership.
- Proof of natural person ownership, if applicable.
- GRT certificate.
- Site plan and floor plan.
- Proof of insurance.
- Notification letter draft.
- HOA or neighborhood letter, if required.
- Residential STRs cannot be within 50 feet of an existing STR, measured at the property boundary.
- For multi-unit developments with four or more units, no more than 25% of units may be rented as STRs.
- No more than 12 permits may be issued for a single multi-unit dwelling structure.
Announcements
The window to renew your short-term rental permit closes on Wednesday, April 15, 2026, at 5 PM. If you have submitted your renewal application but have not been approved, please log into your Neumo account and upload any additional required information.
If you plan to own or operate a short-term rental in the City of Santa Fe in calendar year 2026, you must obtain an STR Permit. New STR applications open April 15, 2026, at 5 PM.

Notification Mailing List & Affidavit
City Code requires that within 10 days of issuance or renewal of an STR permit, the owner or operator must notify the required parties by first-class mail.
- Homeowner’s association, if applicable.
- Owners of residentially zoned property within 200 feet of the STR.
- Physical addresses where different from the owner address.
Please use the approved STR Notification Letter Template. After mailing the notices, submit the STR Notification Affidavit within 10 days after permit issuance.

STR owners and operators must keep records from the three most recent years. Records must be available for review by the City upon request.
